    Listings now 9140 with 814 sales. 4145 rentals too, which is up. Might be that the market has turned as the upward swing is maintaining momentum.

    Back on topic..... 1,205 sales on 8,807 stock (13.7%). So, sales up and stock down on last week. Stock still hovering in the mid to high 8,000s. Market probably taking a breather, with winter and all now. Probably spring when rates might have dropped a notch or two and the finer...

    That's a very telling statistic. That 1,000 people pw equates to about 400 properties per week that people will want to rent. 11% of stock being sold each week, 400 properties being rented each week, stock on the market significantly less than the long term "balanced" market average...
