I would factor in costs to remedy water sources as mentioned in your building inspection. It doesn't sound like your termite inspection person is very knowledgeable? When you get report from homeowner I'd contact company to see if they can give you more advice on whether it is rectified...

What is the house like? Age/style? Is there easy access under house? Ask owner of property for details of treatment. We had termites in ceiling of an ip built in 1965 a year ago. Water source was a leaking HWS. I can't remember off top of head but treatment had either 5 or ten year warranty...
