Yes! A lot of properties that were on the market in Duncraig a month or so ago are still for sale and a lot have been reduced in price and still not selling. I'd say market has peaked there. Prices were looking quite inflated.

It's the first time in 11 years that I've held a rental viewing and had 0 people turn up and 0 applications. What do you base that opinion on? I think you could be spot on. A large proportion of the tenant pool I'm seeing are on working or study visa's or new Australians.

Yes, I get you. Lots of average properties available with the odd nice, sought after property coming up.

So if I make an offer subject to finance on a set date sale, then a better property comes up, so I make an offer on that and it gets accepted, then 3 weeks later they say, "vendor accepts your offer". Your locked in, then after 21 days your finance gets rejected cause you just bought another...

Those set date sales are pretty stupid aren't they? Why would a buyer want to lock in an offer for weeks?

I'm expecting Brisbane to grow at a sharp rate, so undervalued compared to Perth at the moment! I'm expecting about 5% growth for Perth over next year. Possibly a decline in some suburbs a year or two away. Just a rough guess! :D

Yes, I'm seeing rents slide down also. I think they may come up a bit next month.
