Hi Simon Bird Dog is spot on and, in fact, buyers agents cannot act for both parties in the transaction with exclusive BA's only ever taking a fee from their client ie: the buyer. Of course the agent in this case stands to make a profit from the vendor/developer and you end up paying for it...
