Without sounding like a downer (and I'm not saying it isn't possible) but it can become tricky getting lenders to take into account rent from single rooms for servicing. If servicing still works on market rent you should be ok - but if your borrowing capacity becomes reliant on share house...

Inner North is where it's at :-) My PPOR is in Downer - office is in Dickson. Oldest kid goes to school in Watson. I love this area - and it's gentrifying. A good mix of old timers who have been around from the start and young families. Cheers Jamie

Bugger - that sucks. Just knocked off $40 p.w for one and it was snapped up pretty quick. Have one advertised at the moment where we dropped the rent by $80 p.w and now the inquiries are starting to flow. Have to take the good with the bad - it will change again. Cheers Jamie

Yep, it's quite common. I've had a fair few clients buy IPs down on the south coast with the intention of retiring down there. I even looked at picking one up - not that I'd like to retire any time soon :-) Cheers Jamie

You ain't going to get that in Canberra. I was in Ho Chi Minh City on the weekend - and walking around Canberra today felt like a ghost town in comparison. This was in an area close to the CBD. Cheers Jamie

$500k+ for a one bedroom apartment in Canberra does seem quite pricey - especially when I'm constantly seeing clients purchasing 3 or 4 bedroom houses with decent size backyards for less (admittedly in less swanky areas than the foreshore). Cheers Jamie

Hiya marcfranc Just do heaps of DD if you're keen on buying. It might be just me being incredibly bearish on OTP in Canberra - but I just can't see value when there's so much supply at present in the ACT and defects as mentioned above. Cheers Jamie

A bit of a mix. Young people buying first homes and taking advantage of concessions. Investors thinking off the plan still works well in Canberra and overseas money. Cheers Jamie

I'm not personally a big fan of the foreshore - I don't understand the attraction of the water views there either. Granted there aren't too many water views in Canberra but that part of the lake isn't overly spectacular in my opinion. Cheers Jamie

Lots of OTP stock has caused vacancy rates to increase. Recently dropped one IP by $50 a week to generate interest :-( They will rent eventually - allowing pets will help. Cheers Jamie
