A big problem is it would've gone "stale" by now, and usually if a property isn't leased it's due to price. How many inspections is the agent doing? Private inspections? Advertising to vacating tenants etc? I'd suggest looking at the advertisement, photos and ad copy. Advertising on Gumtree...
