Anyone else looking in Perth at the moment?

Well I have to "eat my own words", have just settled on a property in Perth, decided to look in my own backyard, glad I did. I am not necessarly focusing on growth though, am purchasing properties where I can retain the front and build at the rear providing me with cashflow. Looking now at...

Anyone else looking in Perth at the moment?

. Just to highlight how flawed the data can be - I was reading the WA Property report in Sunday's paper. Ardross was listed as the best performing suburb in the south of Perth with a price increase of 8.7% over the previous 12 months. 8.7% increase was based on 29 sales. What the report did...

Anyone else looking in Perth at the moment?

Hi Redwing I give stats a complete miss, they are so rubbery, next quarter they will show the complete opposite, seriously go research the last 12 months you wont be surprised. As for Perth, I bet on Syd (Western suburbs) as the way to go, I chase the cycles reducing the risk. I wish it was...

Anyone else looking in Perth at the moment?

Hi Aus yes I saw that, it's a small block though. This market is stuffed. Just as well we did not pay these prices, but still no fun holding on to -ve IP when you can't raise rents and growth is some time off. Cheers, MTR

Anyone else looking in Perth at the moment?

I built in this area some years ago, still have the IP, 4x2. Yields are woefully poor and it is difficult to increase rents in this area, its painfully slow. I notice that Rockingham is a better proposition in regards to yields, the reason I think is the lack of infrastructure which holds...

Anyone else looking in Perth at the moment?

Thanks good advice. I have noticed that Balga and Westminster are really doing well again, prices back to boom times. Also there is definate shortage of development sites and developers now advertising for sites. Holding costs will hurt but you certainly get CG. Cheers, MTR

Hi accumulator Madora Bay is located North of Mandurah. http://www.mandurah.wa.gov.au/ MB is pretty much divided into two areas North Madora Bay which is the older pocket it has not yet been developed, with old beach shacks sitting on average of around 800 sqm2 lots. Many have holiday...

Anyone else looking in Perth at the moment?

Hi Rixter, That's interesting, do you recall what it was selling for at that time? At $699K cheap for beachfront, though will need deep pockets to hold. Plans underway for Madora bay to become a regional beach I expect with the upgrade you could see growth down the track...

Anyone else looking in Perth at the moment?

Hi Aus Got curious and had a look at Madora Bay, beachfront property, I think been on the market well over 8 months asking price $699K, at peak of our last boom would have fetched around $1M. Cheers, MTR

Anyone else looking in Perth at the moment?

I am surprised that Bunbury has not been mentioned. The place is changing, always considered bogansville, but not for too much longer. Great value, potential to add value purchasing development sites in central/south Bunbury Rents are soaring Bypass Worsley expansion and other projects...

Anyone else looking in Perth at the moment?

Hi Kim5 if you want to fast track the investing process start looking at Melb/Syd start researching this is the only way to find out as there are many opportunities and you may also find that the holding costs may be less. Cheers, MTR

Anyone else looking in Perth at the moment?

Hi Gooram From my personal experience this is not correct. I am from Perth but stopped buying when it peaked some years back. Have been investing in the Melb market, started 18 months ago, got a mini boom, was able to access $100,000 equity. Jumped in again 3 months ago purchasing within 15-20...

I am also not buying in Perth. Even if it appears to be good value at present my concern is that you will not get any growth for quite a number of years. Cheers, MTR
