    I think its not that great, pretty flat, still an over supply. Rents have now bottomed out. Not sure when this market will move, but while there is too much stock it will continue to do nothing iMO.

    But its not an even playing field, some areas/suburbs are doing well while others perhaps going sideways, the stats are just that. I sold 1 villa in 1 week on the market and fingers crossed will have another under offer at the end of this week. Its looking good at the moment. MTR:)

    Its not a flat market, there are still buyers in the market, but now you need to make sure that if selling the property is marketed correctly and at the right price because more stock is on the market and buyers have more choice, there is no point over pricing, it wont sell.

    PP01 ... and that is why the area is such a gem, cos it does not matter what you do either way you will make money, it ticks so many boxes. As you purchased 12 months ago, you purchased probably 50-100K less than me..... good for you:)

    Yes, the agent phoned me before it hit the market. She also sold 3 x 711 sqm side by side, in Arkwell? for $710K each, not flat blocks sold to an investor/developer. You don't buy from this agent as she gets top $. MTR:)

    I think idealistic locations such as south west/Margaret River etc. these work well and sell well, but the Perth mindset is still not grabbing I don't believe. This will make you laugh, I am paying 540K building costs for 4 townhouses in Melb, yes, that's right, not double brick of course...

    Properties listed for sale - 10,255 (West Aust. 6.9.14) Properties listed 12 months ago - 9113. What did we call a balanced market - 12,000. I have no idea, I still believe the market is still good depending on the price point.
