    Most banks will honor the old policy till the pre-approval ( 90days generally) runs out... But in the past some of the smaller banks ...and especially the one that DOES NOT DO A FUll pre-approval will impose the new changes.

    I have a feeling they will offer 2 product soon...one rate for IP and one " special rate for PPOR"....as i remember in sep 2013 they had a "broker special " product which had 2 rates - one for IP and PPOR. That product lasted 2 month....hahah

    Mate the last time these policy kicked in was in 2004 and prior to that it was 1991 and in 1984 or something ( i got these data and dates from my mentor) the 2004 one lasted 18 month the 1991 lasted 5-6 years and the 1984 one didnt last long as rated dropped dramatically + it was during the...

    Some banks are or have been rolling out 2 set of fixed rate one for PPOr and one for IP ( you guessed it the rate for IP is higher)

    havn't had time to read the full thread...but ill answer some of euro's post quickly... ^ ABL is very very decent for servicing esp in the NRAS space...as they DO take th 10k tax credit for existing stock and on a case by case basis....the only disadvantage is they dont do apartments...only...
