    Somme lenders have increased their fixed rates by up to 0.5%- Citibank, bankwest , NAB etc... So it looks like the fixed rate of 5.8-5.99 are scrapping the bottom of the barrel...and may not last for long. ANZ fixed rate of 5.80 and 5.99 3 years ( break free) ends today :(

    No refinance cost involved ( ie discharge title etc...) but they will charge you to change product, re-asses your file or to lock in the rate etc... Are you on a break free package right now? the 5.80% is for break free clients ( new and existing) Regards Michael

    A standard $400,000 loan would still benefit from this lower rate and higher set up cost, but it depends on what your comparing this rate too. Normally most product has a $500-$600 total set up cost either way. So with this product it's an extra $650 for a rate of 5.57% --- next lowest/...

    FYI- Iden financial ( funded via Adelaide bank) is offering 5.74% for 2 years -and i think this is the same rate for I/o as well ( will have to check that though, doubt it but we shall be optimistic...) ;) Regards Michael

    It's actually a commercial type "bond" fixed rate....hence the higher set up cost - but targeted at resi properties only...but yea true- holding a resi for 15 yeas is hard to predict :( OK for PPOR...not sure abt an IP.... Reagrds Michael

    Since your retired and income will be limited- i would fix so you know exactly what to expect; and no need to worry and stress about rate rise. But be aware once you fix, and you decide to sell ( downgrade, financial problems) there are break cost involved. Regards Michael

    Fixed rate doesn't move in concession to the RBA; it's a different funding source. So it be the bank's internal decision if they want to increase or decrease the fix rate based on what contact they can write up in the global/ wide economy.;) To date, i dont think any of the banks has made...
