    There has been some movement in the fixed rate market today NAB has reduced their 2 and 3 years fixed rates - 4.84 ( -0.05) and 5.06 (-0.07) CBA has also reduced their 2 and 3 years fixed rates - 4.84 ( -0.05) and 5.09 (-0.05) -as of last week ^ Still a bit high compared to the market...

    The offset will be released hopefully in April from what my BDM has advised ( i suspect the offset will be available for the variable loans only- not sure at this stage..)

    Some of the 2 and 3 years fixe rate are starting to mover upwards...I personally would consider a rate lock in some cases - depending on the lender ( if they have increased already, last increase/decrease, cost of the rate lock and current fixed rate) and settlement period

    Yes 8% with ING...other banks range from 5.70%- 8.5% ( roughly) CBA is around 6.30-7.40% . So it's always a good idea to maximize the hardest "serviceability lenders" first and then leave some of the "easier lenders last.

    ING new fixed rates as of tomorrow. 1 and 2 years - 4.69% 3 years - 4.89% Also interesting....Bankwest has increased their 3 years fixed rate from 4.83% to 4.99% same goes for the 5 years...5.49% to 5.59%.

    ING also increased their variable discount offering.. 5.23% for loan under $500,000 and 5.13% for loan over $500,000 ( 80% LVR)

    Yes you can....but you just have to plan and be aware of the min loan amount ( splits) etc...

    Me bank has a higher annual fee compared to Homeside. + Homeside has some good unique policy features.

    and amp's rate are generally not the cheapest -they are mid point...but they do offer some unique/niche policy. and yes 5.09% fixed for 2 years with AMP is impressive ~ as they don't neg.:mad:

    Well i be dammed! AMP has reduced their 2 and 3 years fixed rates! 2 and 3 years - 5.14%!! ( affinity package/group) Regards Michael

    can't see variable going up any time soon in the next 12 month...but fix rates yes i would say we are very close if not at the bottom.

    well i can't see the SVR going down to 4.99- 5.20% any time soon - might as well cash in the benefit now :) but imo fixing should be about budgeting, improving structure/serviceability and spreading risk rather then "beating" the SVR anyway....

    Fix rates doesn't follow the RBA movements...if it did- it certainty wouldn't be 4.97%/5.20% fixed for 2 years etc...Fix rates follows the swap rate/contracts and international bond money.

    Sorry to say it depends on which bank...some bank requires a full app and it goes to their new business service Channel - while another jsut requires phone call and one signature... Only last year, Homeside/Nab took over 3 month to process any variation 0.o As Aaron mentioned, fix rate is...

    Yes for 0.02 it's not worth it....anything less then 0.20 is really pointless. But it;s the same bank....not like the client is refinancing externally????

    Suncorp is doing 5.37% right now...have you settled yet or has the loan drawn down yet.

    Last year 1-1.2% discount on Variable rate was the "Talk of the day"....looks like the battle has shifted into the 2 years fix rate territory 4.99% even for a 50% fixed is pretty good - esp for investors looking for a good return! + advantage has some unique credit policy i quite like.
