Hi Vicki, Thanks for the great suggestion. The PM asked the handyman for a quote for buying and installing the line. The quote is $350 plus GST. Does that sound good to you? Not sure if I should go for it. What do people with GF's normally do for clothlines for their tenants?

Getting good valuations for house/GF combos is not easy and i'm expecting to get 80% of the cost of the GF in the value and would not be surprised if I only got 70%. My broker suggested I wait until the GF is tenanted so a higher rental figure can be used in the valuation that may help. I...

Looks like we found tenants around the same time and at the 4-5 week mark. Had a couple of tenants apply last week. One looked ok and one looked very good. The very good one is a single mother with a young child who would be an excellent match for the GF. She has paid the holding deposit and...

Hi Nek, despite all the tenant/development issues that came up, the tenants come across as a decent family. Husband has a good job, wife stays at home looking after the kids. No partying, loud music, drinking etc and any potential tentants would access the GF through the private entrance and see...

Hi Serge, thanks for your feed back. Just looked up Panania and it looks like a nice part of Sydney. I'd have thought your place would rent quickly, even in the depth of winter. My inexperience is showing. At the moment I'm relaxed and saving panic attacks for the 2 month mark :D Hi...

Trouble getting tenants It has been over a month now and still no tenants. There have been plenty of open houses and people visiting but no one signing up. The feedback is that people are put off by the small bedrooms and no off street parking. Small bedrooms goes back to my mistake of...

Thanks for clarifying that. I put calling the councel to chekc on my list of things to do. Unpaid bills to the gvt in any form are bad news and will eventually come back to haunt you if not paid.

Good question. The initial estimate has not changed and the only extra expenses were due to a flow meter and relocating the gas meters. I'm not 100% but I'm confident that the contribution levy for the council was included in the planning and development fees.

Hi Nek. You are right. The builder is going out of their way to do a quality build and saying the painter did not do the job to the builder's standard would have been more accurate. I'm treating property investment as a business where you try to maximize revenue and minimize expenses. It is...

Final Inspection Good points Nek. Every week delay is $260 in lost rent so these extra waits are expensive. Need to get the GF tenanted quickly but not at the cost of unsutiable tenants. Final Inspection Final inspection was done today and naturally the GF passed with flying colors :p Next...

Almost Done Gas Meters When the GF meter was installed, the plumber had to upgrade the existing meter which is in the back yard. The inspector came out to check the connections and based on new regulations, required both meters to be visible and easy to read at the front of the house. This mean...

Thanks for the pic and explanation Serge. The kitchen in that pic looks great. If your head is above the height of the rangehood, can you clearly see the back hotplates?

The tenant was unhappy and complained to the PM about the concrete and back yard being ripped up by the plumber and not being fixed properly. Not sure if their complaint was valid. Sounds like it was. Either way, the builder assured me that it would be fixed. No other tenant issues that I've...
