    Melbourne's Hot Property Market

Yes of course, there will always be the good, the bad and the (downright) ugly (deals)!! However DD will hopefully equip you with the skill and experience to be able to identify the differences between them!! :p

Thanks aussie, but I can see how my "care factor ZERO" could be perceived as smugness, it wasn't necessary to add that line, and I was happy to remove it. :)

    Melbourne's Hot Property Market

The point I'm trying desperately to make here is simple.... Even in this CRAZY (insane, heated, etc) market, "bargains" and/or great opportunities can be found. You just have to LOOK. Not trying to be smug or cocky. If I can do it; I know each and every one of you can too!! :)

    Melbourne's Hot Property Market

Thanks Thorpey, and it's cool, I have no intention of EVER selling it, but if I did, it certainly wouldn't be under 12 months with a full rate CGT bill (as I indicated in my earlier post).

    Melbourne's Hot Property Market

Sorry RocketMan, the "care factor ZERO" was not a personal attack on anyone here, more a "I don't care if people don't agree with my purchase" as long as I'm okay with it, that's all that matters. I will remove that line; you're right, it was unnecessary!! My bad...:o

    Melbourne's Hot Property Market

Thanks aussie, appreciate you coming to my aid, but I'm not bothered by any of the responding posts mostly because I don't believe any of them were intended as critical, and if they were, well pffft ...doesn't matter I'm okay with my decision...I made a profit, and will continue to do...

    Melbourne's Hot Property Market

Who said anything about selling up (for any price) I've just bought it, and wouldn't be so silly to sell under 12 months anyway not for 500K or any price as CGT would be charged at the full rate!!!

    Melbourne's Hot Property Market

I purchased a property in February for $445,000 which hasn't even settled yet. Last week the place next door was listed, and sold 2 days later; virtually a carbon replica of the house I purchased with a few obvious differences mainly layout (land and property dimensions almost identical) for...

No no, you've misunderstood me, when I said "that's not what we're talking about here" I wasn't referring to this thread, I meant, in this case. Rest assured, you haven't hijacked the thread!! :)

    Melbourne's Hot Property Market

Great deposit. :D Have you had your place revalued since first buying it?? Where are you looking to sell, and to buy into?? Be aware, that even though you will mostly likely fetch a handsome price for what you're selling, (in today's heated market) you will unfortunately also be paying a...

    Melbourne's Hot Property Market

Only if you don't mind paying prices travelling in the same (northerly) direction!!! :o Personally I would not be looking to upgrade my PPOR at a time when prices are escalating as rapidly as they are. Although having said that, if you have a little saved away, and plan to sell/buy in the...
