    10 years ago, these would have sold for $500? or less. So the sellers have done well. You may not see the value however even in those 10 years others who did are quite pleased I'm sure. Yes, can't compare Darling Harbour with Wentworthville. Apples and Oranges.

    I live up the road. I wouldn't live in any of the mentioned suburbs for 1.3mill. May be 'cos I work in the city and commute is so much easier than the above mentioned suburbs. Anyway, there is demand...so those buying are either total idiots or see potential.

    I think you should visit the area. Prices go up because people get priced out of other desireable areas. 200k is low income in Sydney if you want to live in Parramatta surrounds given the current market

    I think it's a good long term hold given it's proximity to Parramatta. This strong market is good for those holding. We're just up the road and we thought we paid a tad over market value. Thanks to the agent....we purchased the night before the property hit the market 14 months ago.

    Sure, but again Westmead & Hurstville are suburbs of Sydney not entire Sydney.

    Yes, but in Mount Druitt, you could get a unit for $200k in late 2011 and they are touching $360k+ , 80% growth. 2br Villas for $200k, touching $370k as well. Westmead is not all of Sydney.

    Western Sydney, unit prices have doubled in 3-5 years (depending on when you bought it). Unless you think Sydney is only till inner west.

    As per pricefinder the frontage is 14.8m (Wentworthville). So not sure how they are advertising it as 15.24m frontage? 1.15mill is closing costs +800k for build (could be more, given now a days a decent home costs 500k inc demolition etc) --- 1950k spend end value 950k x 2 = 1900k Definitely...
