With the purchasing under value.
I guess its a matter of knowing what value is in your area(s) and playing with vendors. I find mix of all different vendors and situations to play with.
Too many variables.
What about we only buy properties 8%+
Buy $50k undervalue every time
3% growth on rent + growth is bonus....
= CF+ from day dot....??
