    Another example: a relative who hires mining staff said that business has dropped markedly since this time last year. I've just fixed 2 loans at 4.99%/5.09% for 2 years. I'm wondering whether I've done the right thing because 2 and 3 year rates could easily be 4.5% by end of year...

    You are right, they won't negotiate at all. I threatened to take my business elsewhere, it didn't make any difference. I even asked to speak to the manager - another firm "no".

    My PPOR is with ANZ. If I want an offset account, they only allow a maximum of 1 year fixed. I don't have any problems with costs and negotiation as I am on their professional package.

    I don't feel that I can lose too much by fixing for 1 year. 2 and 3 years is too restricting ie can't pay much extra off the loan, penalties if I have to sell early. 5.39% is a great 1 year rate. As the Rate City person said, I'm not sure whether it will be drop much further.
