I did similar recently. I had a choice between 2 identical units one above the other. Both were 56 m2 but the up stairs one only have a very small balcony - maybe 2x1.5m. The one I bought has a 34 m2 courtyard with a gas BBQ bayonet and tree in a huge terracotta pot...
