    3. Your question is flawed. You cant acquire "land" as a PPOR. Only when a dwelling is built and you move in can a place be a PPOR if you also own it. Also land tax applies up to that date too. So issue #4 is same as no 3... Remember when you acquire the land and demo the dwelling etc then...
