I received an email from a lender looking for business the other day stating they can do lo doc refinances with cash out & no BAS. Rates were well over 7%, but if that's what it takes. I can't remember the details right now, but it was a mortgage manager or private funder.

Quite a few lenders do lo doc purchases, and one 'mainstream' lender does lo doc refinance without the excessive paperwork which Richard has mentioned. There are a few other lenders out there who also do it, but you'd never have heard of them and you'll pay for it.
