    Correct: have had experience in this. Living in is the only way you can keep an eye on things unless you have a 'manager' - one of the tenants - you trust to look after your interests. Perhaps you could provide him with an incentive in the form of a rent discount for achieving reduced energy...

    If you hate it so much, why do you bother with student accommodation? With all the experience you have, how come you did not see it come? :confused: Another solution is for you to live in the property: occupy one room and rent the others. They will better behave knowing you are around.
