My experience tells me:
1. Does not apply in a manipulated market.
2. This does not mean they actively do some thing about.

Or when people can somehow afford them.
There's plenty "dumb money" out there paying to own RE.
Or those who see it as "forced savings" and will also buy regardless of cost.
