Hi Tony, the other error is the (misleading) suburb. That unit is in Sebastapol and far closer to the edge of town than the CBD. There are better suburbs in Ballarat for a 6 % yield. I wouldn't want such a long resi lease tied only to CPI. Too much certainty for the tenant. :rolleyes...

You (and only you) need to become an expert on the area you are targetting so you can ascertain value from overpriced assets. Good luck :)

I like Ballarat. Rent growth has been fairly strong from what I read of late. Be mindful, there are quite a number of LARGE (circa 10 Ha) sites on the market for tender that were landholdings of people land banking and a couple of mixed use (resi/comm/showroom) type sites. This will add to...
