Some advise on units purchase in NSW

Just ignore me. I don't like the country. Growing up I spent 1/2 my childhood in the city and the other 1/2 in the country. I have a personal ingrained bias now against the country. Too hot, dry, dusty, too many flies, too slow, too stinky, too much manual work. I just like the city & the...

Well done (I think??). I love the zoning: Zoned 3(a) General Rural :)

If that is the case, I'm almost willing to stick my neck out and say that slapping a caveat on to give you security of title on settlement is a waste of time (who is going to do what was done in the Black v Garnock case to the NSW govt.?) OK, there are plenty of people who would like to do that...

A caveat will protect your interests in relation to getting clear title on settlement only. The Title insurance will do this, plus some other stuff - read the PDS ;) I had a solicitor tell me recently that Title Insurance is not an excuse for sloppy conveyancing :p Make if that what you will.

Gazumping is nothing to get too excited about - there are ways to avoid this happening. I've posted this elsewhere, but I'll repost here for your edification ;). There are 2 ways to purchase property in NSW (excluding auctions, which are pretty much the same everywhere): Way 1 1. Sign a...

Some advise on units purchase in NSW

It is called a tender process and I think it sucks (as a buyer. Probably fine as a seller). Do you still like the lady REA that gives you the warm & fuzzies? In the past I have refused to take part in this process, but if I were in your position, I'd just write in the offer "I offer...

Some advise on units purchase in NSW

The lovely REA, the one that gives you the warm feeling, may of course be using you as leverage to get her other buyer over the line. "There's another buyer waiting in the wings, with a contract signed, you'd better......." well you know the rest. I hope it is not that way for your sake and I...

The selling agent has a copy of the contract on file, prepared by the vendor's solicitor. Get him to email it to you. That's the one you sign. ;)

I know you are keen, but if I was the selling REA, which I am not, and you came with an offer like that, subject to you actually seeing what you are offering to buy, I'd think your offer was worth diddly squat.:(
