    Second hand NRAS property

Good question imbi3 - i thought a fair bit about this before investing in NRAS myself (hope you dont mind me jumping in OKFFW!) There's a number of articles from the naysayers about the doom and gloom in year 10. The way i see it though, IMO after taking $350k in positive cash flow, can come...

    Second hand NRAS property

Dont think this is ever going to happen, not under any government. Generally the tax policy experts just rule any retrospective changes that would influence pre-existing investment decisions off the table before they start. Theory behind it is it increases 'sovereign' and 'uncertainty'...

    Second hand NRAS property

Haha, its the government trying to hold public spending to account as much as possible. All so pedantic and a bit over the top.

    Second hand NRAS property

Oooh man most of these fit in the 'too good to be true' part. Valuations almost always fall short and hence don't stack up. Only real one I've seen work is ones euro sold a year or so ago in SWS. Separate title duplexes solved finance and valuation issues there. Cheers, Redom

    Second hand NRAS property

Most that throw NRAS completely under a bus probably don't understand it. Generally its ignorance talking. Picking the bad eggs and using it as a basis for all properties...isn't a great way to make a decision. Can find plenty of flaws in it, but when well utilised is can be a powerful...

    Second hand NRAS property

I use NRAS mainly as a cash flow play, so I have my own little framework for finding deals that are a little more inflexible/stricter than non NRAS purchases. One of my close friends and I talk about them as 'bonds' rather than bricks and mortar. It's not a great way to consider it, but it...

    Second hand NRAS property

Is this your first NRAS properties? I've found that well located NRAS just don't last. If its in Sydney, there'll be plenty of tenants to choose from. Cheers, Redom

    Second hand NRAS property

Hey VaSSagO - if you don't mind, just curious how the negotiating process went? For new stock, it can be very difficult driving the price down, but will be keen on hearing whether there's more room to manoeuvre with older stock.

    Second hand NRAS property

I've always wondered how the secondary NRAS market will play out - will people be willing to pay a premium/less/more? I see some operators selling stock for ludicrous amounts because of the grant, but could be owners being unrealistic. I don't think the transfer of NRAS entitlement will...
