    You would think the land threshold would also increase a bit, but sadly... The last year was a monster jump in land value. Though they average last 3 years, but we can see it's gonna hurt moving forward.

    Most people say Sydney West led the rise, but the actual big jump I am seeing is in this year, mostly second half... My letter box (in blacktown) is filled with RE postcard saying they sold record prices and lack of stock. A fibro shack 3 years ago would be $350k. Today it will be $550k.

    I posted these figured in another post for Sydney for last 15 years in 5 year windows for non strata properties. The agreement was that Sydney west market moved first and is in buying frenze. If you look at last 5 years 2009 -2014, the outer ring is still in average 7.81% year on year growth...
