Rivervale is very well located with close proximity to Perth CBD, River, Airports, and major arterial roads for quick access north & south.
Some parts are better than others..stay away from the Great Eastern Highway side.
That whole area Midland, Swan Valley, Ellenbrook, are the northern eastern gateway to Perth.....The govt is injecting $millions into the area beautifying it. With that comes comes attractiveness and more demand with people wanting to move in. :)
I also subscribe to the same view point. You don't need to own it, just control it whilst comfortably covering the holding expenses.

Some more madness - Last week a tenant broke their lease so the PM ran an advert in the weekend paper. This morning the PM emails me telling me she is showing 20 people through my villa this afternoon......and with an rent increase of $20 per week.
I said "what tha??"

A neighbour recently put his house on the market....In the first week he had offers for $30,000 more than his advertised top asking price.....hows that for madness. Its a typical example.
