My benchmark minimums - areas with a historical CG of 7% or better with a rental yield of 5.5%-6% current or manufactured from value adding. If you cash flow is tight when starting I would recommend you insulate your self from rate rises by fixing either partially or 100% of your exposure...

You have the structure correct, however, using your example, I would not have purchased property that exposes me to a loss of that size in the first instance. Those properties would not pass my purchasing criteria test. But, yes you have the basic structure. Hope this helps.

HI Lukey, I havent capitalised 'interest' per se. All my incomes go into one of my LOC's and all my expenses are direct debited from the LOC. Any shortfall between in's & outs simply increases the LOC balance for the month. This particular LOC is secured by my ppor. I have also used another...

No, you said this ....and this is where I did not agree. I believe yes you can continue. Hope this helps. :)

    1million in Equity!

IMHO yes you can if you are structured well enough to do so with equity & a growing portfolio behind you. Your knowledge & belief system just isn't at a level for you to comprehend otherwise. Dont get me wrong here mate. Im not having a go or questioning your beliefs - you just havent been...

Theres no servicability issues when you have substantial equity behind. I can borrow 80% without income , assets or liability proof. Ive been pure equity lending for a while now. I dont use shares to increase servicability. I'm using them to reduce LVR and increase SANF buffer.

    1million in Equity!

Correct but you can't leverage shares like you can property :) So your SANF buffer isnt as great. But you can optimise the two. Hope this helps

You can leverage residential harder starting out, less volatile and income is tax free. :) Once your asset base is built you can put your lazy portfolio equity into the stock market invested for income to reduce your LVR. Thereby optimising your portfolio investment structure across asset...

    1million in Equity!

Correct it takes years. 7-10 year or a complete cycle of growth. Tho I dont sugggest putting in 50% of your own funds as deposits. That shoots your ROI down quick smart.

    1million in Equity!

Correct, sub 50 LVR is ideal.

CGA Strategy is a 7-10 year plan to financial independence. You are not redrawing against any property for lifestyle funding until 7-10 years (the following property cycle) from when you originally purchased the property. In this time is basically doubled in value and has a complete property...

    1million in Equity!

Yes an LVR sub 50% is ideal. You don't need large amounts of cash to start with - I dont use any of my own cash..its all leveraged borrowed funds. You don't need a large income of $100k+ either - I started on an income of $35k and its now only $58k. Hope this debunks the 2 most common myths...

Aussie, Great questions. Thanks for the opportunity to share..... 1/ By spreading ones assets across different local & interstate markets so as to minimise ones exposure risks and maximise ones portfolio performances. 2/ In addition to the above, by having more than enough equity than what...

Lukey, You service the debt from combinations of the following: rents, tax savings via a ITWV, existing equity via LOC and/or redraw facility and/or cash bond, investment income, business income, paye income & any other forms of income you have available. You use existing equity (ie ppor...

Leilah, Just to add to Alex's post, your rents are also increasing. You redraw upon an individual property once every 7-10 years or every property cycle. So you will have a complete cycle of growth to utilise plus a complete cycle of rent increase on the property to cover your redraw costs...

MW, all I do is access my LOC direct at the ATM. I have it linked to the Cheque account button, so when it asks me what account I simply press the Cheque button and it debits my LOC account. Hope this helps.

    1million in Equity!

No. You can set it up so you can go to the ATM or over the bank counter and withdraw it out as you need it same as any savings account. Hope this helps.
