Providing all the underlying fundamentals remain the same, how it's performed over the past 10-15 years will give you a pretty good indication on its future performance. Have you checked those, and what have you found?

I guess you are questioning whats known as the ripple effect. Brisbane & CG are two totally different markets and the ripple effect wouldnt really come into play. They all run independent to each other but are both still governed my the supply & demand factors locally within.

Yes , its all cyclical. Its been happening for the past 40 years I know of..its what keeps the market trending up long term.

I have properties spread around Brisbane's southern & bayside areas.....All have experienced good capital & yield growths over the last 12 months.

Yeah Dave its a fantastic spot. People everywhere like you say on weekends. I stay directly opposite over looking it each interstate property trip into Brisbane. Have done for a number of years now. Last visit there the BCC were spending $millions on a foreshore makeover.

There's even a bathing pool on the waterfront.
