Lowest advertised was 5.19% plus I got another 20 bps off due to pro pack discount.

I've negotiated a greater professionals package discount than whats advertised.

January & Feb..Westpac even allowed me to refix a couple extra loans at the 3 year 4.99% even after their initial advertised offer expired. Cant complain a that! :)

Like mine, that's just a matter of opinion. Same as I prefer to not fix all loans. I dont fix rates for cash flow reasons, rather risk minimisation. Everyone is different. No right or wrong way. Just different ways from which we can structure the best option for our individual financial...

GA, great reply - well said! This is my philosophy also, having just refixed. Fixing rates is purely an insurance tool. Its not about rates increasing or decreasing! As TPFKAD has already stated, it's the findings of an experienced investor. Once again great reply and kudo's to you.
