    Sure thing... there has not been as many sales above the median price, as those below it. As you know median price is the middle number of sales.. it is not the average price.

    That's for savvy investors however prices dont plateau because of them. The masses, being the owner occupiers, are the ones who fuel the market. They are the emotional drivers of prices.

    Like I said, it depends on one's chosen investment strategy..There are other strategies than just 'time in' the market type strategies... ie reno's, flips, wraps, options etc etc to name a few. You dont have to be in a 'rising' market to generate an income from property.

    Yeah, land is going up nicely here in Perth. That block I bought inside my SMSF comparative values have it at $30-$40k CG since the start of the year.

    It is not 2nd mortgage. Its freehold land owned outright by the developer/investor before purchaser taking mortgage over it. Thats is correct..as mentioned, if developer doesn't develop estate the purchase price is returned to the purchasers .

    The odds of it not going ahead is very slim as its planning approved, however playing devils advocate with development not proceeding, the purchase price will be returned. The risk would be lost opportunity cost of what you could have done with the money elsewhere over the same period of time.

    The developer/investor is wanting to create some capital asap. We purchased a block inside our SMSF for $100k cash. Worth over double that easily (todays CMA). No more to pay. No outgoing council or water rates until development in 3-5 years.
