Our SMSF paid cash so owns it outright. Value has since tripled what SMSF paid in the 2 years held.

No official development updates......though I too have been keeping tabs on comparative prices in the area and discovered the same outcome on prices.

Funny you ask...I just received an email update from the developer last week. States in 2014 he continues to work on bringing Southbank Estate in Southern River W.A to subdivision stage. Time frame for when we (ATF our SMSF) became involved was a 3-5 year. This was coming up 2 years ago...

Correct Andrew & Cliff - one needs to collect all the prospectus information, carry out the appropriate DD and then make a decision all based around ones personal risk profile.

Correct you are landbanking with the developer who is raising capital. In return for your capital risk you are purchasing a lot within the parcel of land at 50% discount of advertised rate based around current CMA values in adjacent estates. The time frame for development is 3-5 years.
