where is the bargains in Perth

Good advice, thanks. Not related to my query, but i agree on the rebounding of the premium suburbs pricing... the bargains have already gone. We keep our eye on South Perth (for our PPoR) and i'd say prices in the $1m+ area have risen about 10-15% in the last 6 months. Sam

where is the bargains in Perth

Ok said "satelite", meant "suburbs within 2 - 7km of the cbd". My bad. I'm just trying to work out if there is a significant benefit of one suburb over another (from those listed) in terms of potential because the last 10 years doesnt seem to show any stand-outs (apart from east perth)...

where is the bargains in Perth

Just out of interest can I ask where that is? I'm guessing probably high end, low end, sea change or suburban sprawl type suburbs... not your 2-7km inner city suburbs for which there is usually less price fluctuation away from the average?

I partially agree... if youre in for the long term then capital growth can only be realised at the time you wish to sell (or use the equity to fund subsequent purchases). If you subscribe to the idea that, on average, property increases at 7% per year... and you buy in a suburb that shows growth...

Interesting Blue Card. I was thinking about this last night.... be interesting to do the (long term) analysis of a CF+ but low/no growth IP vs. a cf- (low yield) but high growth IP and see how they stack up. For example: A $400K property near the city grows at 7% in a year... thats...

True... you get what your subconcious expects... I expect to find a CF+ investment property within 2-7km of the Perth CBD for around the $500K mark...

Straight forward. Inspiring. Sometimes I think my analysis paralysis/ procrastination comes about because of the 'veteran' forum members... i.e. you go round in circles because they make it sound so damn easy and profitable!

Food for thought... funny because one of my first thoughts (and posts) when i joined this forum was regarding whether i should rent out our PPoR and live in a rental ourselves (so that we could invest). Its a tough one... This is where lifestyle comes into it, because living in and owning a...

where is the bargains in Perth

OK my situation (as an example) is I have a PPoR that is valued at $700K. I can access $100K in equity and have a further $100K cash... but i'd rather leave some cash for a buffer. So i'm willing to invest $100K (ish) now. Combined income over $200K but down to single income of $100K+ because...
