Hi Truly Exotic, I've decided to go with the 6 month trial period and agent will let the letting fee roll on to the next renewal. Seem like nice young quiet couple as i ran into them by accident as i was picking up some furniture from a neighbor. Cheers Spades.

Thanks wylie and DaveM. I was initially thinking of taking the punt and going 12mnths as i was factoring in that they are a particular race\religion that are reliable and clean,well imo anyway. BUT i think i'll go 6mnths as suggested and see if a week's fee could be waived after 6mnths...

G'morn all, I currently have a renovated 1 bedder up for rent.I've received an email from my rea saying out of 12 physical inspections,1 application has come back as satisfactory. They are a young couple and have been living at home with there parents,hence no references...
