    Glenn Stephen's comments this week

The only people I know who DIDN'T see storms on the horizon were the fairies at the bottom of the garden and some perma-bulls who made a sport of baiting realists. What you would find is that those of us who saw it coming (include me, and I warned of it on these boards) couldn't paint a...

No I don't. Only one of two positions can be right: A/ It is time in the market or B/ It is timing the market. The above post indicates that you believe "B" is true. There have been precious few posts ANYBODY has made warning that it might not be the best time to invest "there". The...

I explained why I used "median" and why I believe it is a statistical lie. Do you perennial bulls ever feel a twinge of guilt when young people, worried they have missed the boat, get in above their heads? What are the odds this young lady was influenced by "sprukers"? I am comfortable...

"Median" is not apples for apples. My Casa would have been above median when I bought it, being only a few years old and built to the standards of the day. If you were to drive past today you would say "Good block! What can we do with the old house on it?" Has "median" had a boost because the...

So the answer is "No!" Lets talk about how things are.

True, but I'd rather pay it on drip feed than up front, which is what the new entrants have to do.

I have reservations and this must be the only point on which I agree with Gen X/Y. When I bought my house there was a narrow strip of bitumen out front. Since then the council has (sort of) improved drainage, put in concrete gutters and pathway, gutter to gutter bitumen, run sewerage mains...

Because we have a chronic high current account deficit and Aussies, individually, are even more indebted than the Yanks. They don't trust us! I still shake my head how Xtrata "stole" Mt Isa Mines for so little. (< $1.20, I think) Just the odd percentage of what we blow in the pokies invested...

A house was more affordable last year. Does this mean that one SHOULD have bought a house then if possible? They are becoming less affordable now because of interest rates not really price appreciation except in Melb (Your 12% in Syd is a bit dodgy to me, sorry) so how would buying last year...

All this reminds me of a movie with Kevin Kostner. I thougt it was Jewel Of The Nile but my daughter says I'm wrong. Anyway Big Kev is threatened by a guy wielding a whip. So he pulls out a gun and shoots him. Moral of the story: Don't take a whip to a gun fight. Stephens has the gun.

You are entitled to rebel. But there are certain basic laws of investment which remain constant. The first is: "Them what has, gets" I am not yet convinced that borrowing money from "them what have" will make you rich unless you have a unique outlook. To the REAL wealthy you are just sheep.

andrew, I, and others, have voiced opinions, at a little length. It is time you showed you are literate and wrote more'n a few words. Are you up to it?

    Glenn Stephen's comments this week

Andrew, Next time I ask for an explanation of the "fully leveraged" philisophy and how it beats interest rates, I expect an "exact" answer. NOT a generalisation about how often property doubles. THAT figure is what you want it to be.

    Glenn Stephen's comments this week

Exactly? Today I have read people accusing Stephens of virtually everything under the sun. Maybe the worst comments weren't here on SS. My point is: He still has to the power to make his prophesies "self fulfilling". Why do you want to bet against the house?

    Glenn Stephen's comments this week

And Glenn Stephens has suggested that it isn't such a good idea if you intend to use leverage. You have two options: 1/ Believe the man who has the power to make his predictions come true, or 2/ Believe the rubbish posted here.
