That's true, even if it takes you a while to sell, it's better than selling it when you leave. May as well try and get the best price you can. At face value it doesn't seem like a good long-term investment for you or a potential buyer, but potentially a good short-term flip. Unless you...

The net yield then is very poor for a potential buyer of this commercial investment property. Online savings accounts give better interest rates with zero vacancy risk and zero chance of capital loss! You are better off buying a residential investment property instead aren't you? At least you...

So is the total rent of the space with both tenants in place $46,200 (ie. 8.4% x $550,000)? And the net rent a new landlord would then receive would be $46,200 - $20,000 body corporate fees - council rates - PM fees - land tax = less than $26,200? So less than 4.76% net yield? Possibly less...

From what I gather he is some sort of medical specialist, and if he is earning personal services income (as he is the only fee-earner with some part-time admin. staff), and has no low income beneficiaries, is there any advantage in operating under a trust structure as opposed to a sole trader?

Tough situation - if nothing is signed as there is nothing to sign, then I guess either party could pull out at any stage and it makes it hard to start engaging builders etc. Can you get them to sign a letter saying that you both agree to exchange on the property subject to contracts being...

Also to be frank, your accountant will earn a lot more fees with you buying a property in a SMSF... once-off fees and ongoing fees potentially for the next 30+ years.

It's also worth noting here that a business premises purchased inside a SMSF may not be entitled to the small business concessions on sale of the business and premises down the track.
