Why take legal advice from the buyers agent that gave you the wrong advice before? What is the idea to send it thru a conveyancer?

You shouldn't be taking legal advice from a conveyancer or building advice from a buyers agent. Sounds like they are minor defects to me. What else is wrong with it? What about warranties on new buildings? Which state?
