    I usually get the building inspection done BEFORE making the offer. 1. shows I'm serious 2. negotiate DOWN based on findings on the report. e.g. willing to offer FULL asking price less $x to fix this, this, this, that and that. Cheers, The Y-man

    IF they haven't signed, the vendor will probably be ok with just a P&B, as it is generally much harder for you to pull the pin on the contract (short of a major structural issue with the property). Cheers, The Y-man
