Balla has been on the cards for about as long as Girrawheen etc. South Ballajura is set to come out best as the proposed densities around there get up to R50 and R60, whereas the rest of Ballajura is only R25-R30 (still allows or subdivision as most blocks are 700m2+). I think the prices...

Wanneroo are one of only 2 councils (I think the other was Rockingham) that weren't being touched by the amalgamations so it should just be business as usual for them. I think the delay is partly coming from the WAPC, who seem to have been significantly under-resourced for the past year or so

Minimum is right. Wanneroo are lucky not to be caught up in the local government amalgamations so it shouldn't have any impact on their strategic planning I.e. the housing strategy that is informing the rezoning. That said, they still haven't had the housing strategy adopted by WAPC as WAPC want...

You'd meet the minimum, but it wouldn’t be approved as you wouldn’t meet the average site area requirements. I've never seen the WAPC approve a variation that large to the average site area. The minimum lot area you'd need to subdivide for R20 would be 855m2, assuming you can get the WAPC to...

Just some trivia in terms of R20 lots, the very first R-Codes had a loophole where there was no minimum lot size for R20 and you only had to meet an average lot size of 450m2. So there are a lot of houses around in R20 areas on tiny blocks cos once upon a time when someone subdivided the parent...

The minimum lot size is the total lot area after you take out common property etc whereas the average lot size is the total lot area divided by the number of lots you want. i.e. in the case of the 728m2 you mentioned, the average lot size would be 364m2 and wouldn't comply. You might also lose...

Keep in mind that 350m2 is the minimum lot size but you still need to meet the average lot size which will be 450m2 for R20

i just got the email alert, and page is only showing 47 page visits so it looks pretty fresh. Maybe the vendors list of conditions is putting some people off? looks like a good buy if you could get the owners to rent back at market val til it's rezoned

Pricefinder isn't showing a price, so it probably hasn't settled yet. It is showing the last sale though as being $11,280 to State Housing Commission in 2010!! and no there are not any numbers missing from that last sale price :D

If your doing multi units (apartments) then you can throw out the minimum lot size requirements and instead the density is determined by plot ratio.
