I don't own any property there, and wouldn't buy at those yields anyway. I don't own property in Melbourne at all.

I suspect art os one of those things that you need to understand, appreciate and spend plenty of time being involved with. Me, I'd never own art as an investment.

A crash in property prices? Don't bet on it

Not in my investment portfolio it's not. I have a simple rule: no yield, no buy.

Correct. But people still buy gold. I remember reading somewhere that in Tokyo right before their big crash average yields were about 0.2%. Ouch.

I would love to write a well thought out reply, but I've just finished dinner with my family, and enjoyed several really nice glasses of shiraz, so I'm simply going to respond by saying 'avagoodweekend'...:)

If anything, I'm actually feeling a bit encouraged that the mess is Europe now has a lot of focus. It was always going to be a bit messy, and I'll be happier once we're through to the other side. I'd have thought the next 2 years is when it will all play out.

Definitely some interesting thoughts. One thing I've noticed in big cities around the world is the tendency to develop smaller dwellings. I wonder whether the slowly reducing average size will, over the years and decades, add a premium to dwellings that are larger? There's certainly a size...

A crash in property prices? Don't bet on it

One man's crazy is another man's managed risk. I'm keen to hear. I can't promise I'll agree it's a good idea, but I can definitely promise to discuss the idea without getting personal.

A crash in property prices? Don't bet on it

I don't disagree, just trying to tease out the issue. The micro versus macro stuff is very real, though, and needs to be considered. The real question that we have to tackle, I think, is that if we are going to see continued 'high' growth in property prices, what needs to change to actually...

So what do we mean by 'wages'? The average wage of Australia? What about the average wage of a suburb? What about the average wage of a street? As a location increases in desirability, wealthier people move in. I'm not for a moment suggesting that big growth happens forever, simply that...

A crash in property prices? Don't bet on it

To add to this, it's worth remembering that looking at overall medians and averages on a large scale does not tell the whole story. If 'Sydney' falls by 2%, for example, it's entirely possible that 'Campsie' rose by 10%. The real issue is how you use such data, and other data, to make...

A crash in property prices? Don't bet on it

I think it would be fair to say that even if all other 'tricks' are used up, you will still get, on average, wage growth PLUS location premium. For the properties I own, I think this will be in the range of 3-7% longer term, maybe even more. Given location premium, I don't think I would...

A crash in property prices? Don't bet on it

Can Australia's housing prices continue to increase at the same rate as the last 50 years? Who knows...? If I can get 3-4% pa growth above inflation I'll be extremely happy. There are definitely factors that will put upward pressure on prices, though, such as the ever increasing cost of...
