A friend settled this week on a Clayfield house, list price $770, on the market 4 months, settle $690 (10.4% decline)...though they sold their Mitchelton house in 3 weeks for ~5% less than list. Am helping a friend sell a house in Gordon Park...4 REAs say slow and soft, and 10-20% off...

UC and Boomer, I meant finance rejection due to property asking price not being agreed to by the valuer/lender.....considering sellers always take a while to realize the market has softened.

thx UC. can you shed any light on days on the market and crashed contracts due to finance not approved? I suppose those post codes are safe-ish with the big 4, though considering wages have gone nowhere, I presume the lenders are killing the higher LVR applications.

Definitely interest rate rises.....I'll say 2-3 in the next 2 years if Coalition get in, and 4-5 if Labor. Lots of growth left in select markets in SE Qld. Poor planning and green/affordable housing/lower carbon emissions/recycled water obsessed LGAs are inadvertantly ensuring lots of rezoning...

    Strong Growth in Brisbane

Haven't plotted the cap city indices for a few years. Interesting last two years. Though wouldn't mean much if it includes new homes (McMansions, luxury appointed townhouses etc). Repeat sales of 20+ year old houses would mean more I should imagine.

Gee EstatePren, I can see you continuing to suffer a broken heart if you don't take the bull by the horns. As always, if you seriously like something, act immediately.

yes, their land holdings in the area were significant. though I heard they just let the tomato farm go at the end of Brays Road.

    Strong Growth in Brisbane

Hi brays. You'd have to be linked to the Brays Rd Brays... :) Latest I heard was the super council offices might go in at the old Tulip Town site, on the other side of the Hwy from Westfield North Lakes. And considering councils struggle to find qualified town planners, and the pressure from...

    Strong Growth in Brisbane

Letiha and UC, yes agree North Lakes has been overpriced and the layout could have been so much better. Rare these days for a developer to be able to master plan such a large community. I hear it was all inspired by UK town planners, trying to reproduce a local village feel. However, that might...

UC, yes, I'd be interested to meet you at some stage. If you know Nundah through to Chermside Aspley Zillmere, that would be nice. I am also interested in the satellite commercial hub at North Lakes. I believe that is bound to be bigger than ben hur.

I'll pipe in for Zillmere too. I was sniffing around the LMR precinct around Gillies St in Jan-Feb. Encountered some serious faced investors at a prelisitng inspection. They seemed quite put out with my presence, especially when I went to have a chat with the adjacent neighbours. Tying up 2-3...

And I'll throw in Taringa as another burb with high demand. I thought I'd get an apartment for 350k 3 months ago. But an inferior 2/1/2 went next door for 389k about 8 weeks ago. :(

    Strong Growth in Brisbane

re the north side of Brissy, I saw it stay flattish between 04 and mid 06. Around June last year would have been the ideal time to buy. Since November 06, buyers are back in in force. OOs and PIs alike. When the outer rings are moving this quick, I think it pays to compare with inner rings...
