    crazy market, and it's still going strongly in my area. A house on a new subdivision (300 sqm land) sold for $1.3 Mil. Guess my house value has increased by more than 100% since I bought it in 2012.

    My guess today's clearance rate will be over 80%. Went to 5 auctions around my area all sold under hammer.

    I feel for those missed the boat, especially those first home buys. Unfortunately the market has moved a lot in the last 12 months. I guess for your friend this is Not the time to jump in now. If they do want to live in above area for whatever reason, rent for the time being is more sensible...

    Just want to clarify that those 1 mil + sold house are not the norm here for parramatta, they were sold for that price was due to their high density development potential ( or already zoned for high density). Typical house in parramatta zoned for low density sells for between 700k - 900k...

    The whole western sydney property market is crazy hot I say. A clading house in Blacktown / Seven Hills will command over half mil easily these days...

    There are quite a lot cladding / fibro house sold in Parramatta lately for over 1 mil, due to high density zoning. Bet that house is bought by developer, as average house hunter won't buy for living in.

    Finally market for house in Parramatta is moving, and in line with the hot western sydney suburb. :)
