    I think it was mostly that floor was really cut up in that one, suggesting repeated attempts to repair/treat the subfloor and floor structure. Add to that I saw signs of termite infestation the back yard timber fence rails... not a good sign.

    That doesn't really make sense. The problems encountered with footings supporting walls is usually inadequate stiffness. Having a footing with no stiffness should make the problems even worse.
