    The numbers look more realistic if you use lower yields. 300k property, 300pw rent or 15,000 a year. Council rates 1,500, body corp 1,500, insurance 300. Management fees, repairs, etc. The 36% looks big, but it's really just saying 5% gross yield, 3.5% net yield, which sounds about right.
