    Melbourne's Hot Property Market

The age today says Northcote up 35 percent past 12 months. Ill take that. The funny thing is that if the market drops 35 percent over the next 5 years Keen will call it justification. For me it rubs out 1 year cao gains. For the market to really tank i would need see atleast 50-60 percent...

Boronia and Bundoora 2br units going for 400-450k. Scary that blue collar suburb 2br units prices have caught up with the medium price for a house only 4 years ago in mebourne. 4 years ago 400k would have bought you a 3 br large house in East Doncaster. Now worth 650-750.

This is standard sales stuff. Nothing new there. We also need to be careful suggestion that buyers are lemmings. Remember that the market has supposedly been in a bubble for 10 years now so lots of these lemmings have made millions. A house is worth what someone is willing to pay...

So does the underquoting happen from the upper end of the quoted range ie if price is 730-800k range then do we add 15 percent to the 800k? So price should be roughly 920k? Crazy that a quote can contain the number 730 and then be wanting to sell for 920.

I agree that not many chinese buyers in the inner suburbs. My take on that is that Chinese like brick houses with lots of room. Old small weatherboards not their gig. I say this with all sriousness. But these areas are benefitting from the chinese interest in other areas. It pushes up all...

Howdy thorpey I dont really have a strategy to pick markets. i do have a long term broad strategy with regards to growth and cashflow. So the simple answer is this. I had the holiday house for 7 years. Mediocre growth. Cost 180 to build sold for 270k. So not huge cap gains accross two...

    Melbourne's Hot Property Market

Hi Intrinsic Value - Yep I agree. I sold my holiday house only 5 months ago purely because its a rising market. In a flat and downward market they are virtually impossible to offload. With the proceeds I bought here in Melbourne.

Trogdor said. qte And counterproductive to Melb productivity. I wonder how many people will save $500k - $1m on a PPOR and instead move to a regional city, invest the balance, and earn an extra 35 - 70k income passively from rent / dividends (taking a commensurately lower stress, lower paid...

Indeed - why the assumption that a business be better returns anyway? We all know McDonalds main biz was property. If you have the cashflow and access to funds then property is a legit biz for anyone. Why sweat when you can exfoliate?
