    ABL, Westpac on occasion, ANZ has its own valuation department. I'm not saying exclusively and I would think if the bank was using securatised funding they may have to use independent valuers.     Id go to another lender, perhaps one that uses and independent valuer. If you use a local broker he will know which lender is more up to date. That bank may just have too many houses under mortgage in that area, or had a bad experience recover their money in that suburb. cheers Regards...
