The bit that concerns me most in his strategy is that the resi property used as equity is negatively geared. So u need to gear it further in order to buy the cash flow positive commercial property. You'd need a fair buffer to cover commercial vacancies IMO.

I went to a seminar series last weekend and one of the speakers was Steve McKnight. He said that the days of finding cash flow positive properties are well and truly over in Australia and he has a new wealth strategy that he was spruiking. I'm not convinced it is a great strategy for brand new...
