    Strong Growth in Brisbane

I wouldn't get too excited according to Residex it is a slight uptick against constant falling prices since the most recent peak of Feb 2010. And the fall hasn't been a straight line there have been other isolated upticks. 28-Feb-2010 H Brisbane 12.5423 31-Mar-2010 H Brisbane 12.3346...

Congrats if you did that with no work at all. If you put sweat equity into it well then the price reflects that. Incidentally, you are probably not in the same category as "most people".

100 percent agree. It's more "the market has bottomed and is going to climb back up over the next 24 months" that gets me. REAs can tell you what current conditions are. But they can't tell you what is going to happen in six months time. To answer my own questions, if there was an easy fix...

I was referring to the ascot property (which i do not intend to buy) not my own portfolio re carrying expenses. My own properties have much higher yields. As for purchasing badly, probably most people that bought in Brisbane in 2007 / 08 "purchased badly " from a cg perspective and most that...

My experience of chatting to agents is that they have no idea regarding macroeconomic conditions which drive the Australian economy. Try asking any REA about a Spanish sovereign debt default, the recent fall in global coal prices or US employment figures and you will just get a blank look.

Incidentally someone may find this of interest 852 sqm 4 bed plus study on two lots in the heart of Ascot. Has a land value of 1.15 m according to council. Would probably sell for land value or slightly above. If you believe in the boom coming back this might be a good one...

    Strong Growth in Brisbane

Some observations. 1. Properties which are well priced under say 650k are moving quickly. 2. High end properties are slowly selling (1 million plus) but only after a price correction of 10 percent or more off initial asking price. A large proportion are withdrawn unsold. I feel...

Mid January update although not relevant to IPs. Put an offer in for a PPOR Brisbane inner north. Attached a copy of the valuation from a reputable valuer and offered the amount of the valuation. Vendor counter offered at a price 40 percent higher than offer. Looks like we are...

More comedy at auction this morning. 30 people at the auction. Opening bid of $1million. Vendor bid of $1.4 million. Silence. Passed in at $1.4 million.

    Strong Growth in Brisbane

From my personal observations from looking at property on the GC and Brisbane Northside: Brisbane Northside: Sub 600k is moving well. Sub 800k toddling along. Over 1m is at a stalemate. Buyers are back to 2004 prices, vendors are still stuck at 2007 prices. Nothing happening, zero...

This week I am finally seeing some softening in my part of inner Brisbane. Prices have dropped up to 5% from their peak.

Yes Rocklea is good too. My focus is a bit closer to town though - trying to get high yields out of the CBD, Spring Hill, New Farm, West End, St Lucia areas. Wouldnt mind catching up with you willair sometime for a chat. We need Tracey to organise another meeting :D

Acacia ridge is the closest "cheap" suburb to Brisbane on the south side - its about 10km from CBD and you can squeak in to a freestanding house for just a hair over 300k. And it doesn't have the stigma of Inala or Woodridge. Yes there is industrial around there (ie local jobs) but a fair bit...

Hmm I watch Acacia Ridge as a leading (bleeding) indicator. It hasnt moved much (if at all). Six months ago you could find a few house for 300k. Now you can find a few houses for 300k. Its not breaking under the 300k barrier. Even Inala isnt much below the 300k barrier. And Forest Lake...

Hmmm sure Spring Hill doesn't fall into the same category as Inala but... I look at Spring Hill and I think students, recent immigrants to Australia and long term older residents. Although its very close to the CBD its still a bit daggy and mixes in with Bowen Hills and the Valley. Lots of...

    Strong Growth in Brisbane

I just ran about 40 Brisbane suburbs through pdslive growth charts. It seems to me that (i) sale volume is way down right across the board, (ii) wealthy suburbs (eg New Farm, Hawthorne) are showing slight increases in median prices (Ascot shows a massive spike upwards - median price going from...
