    Expectations went up after last interest rate rise too. As soon as there is some more bad news those expectations in rates will reduce again. They seem to follow the market sentiment instead of being any leading indicator.

    Gools, maybe not by March, but by mid-year, based on what the so-called experts are saying, the cash rate is going down about 1.25% to 1.5%. 5 year fixed rates are at between 6.19% and higher. I think Peter was saying under 5% for 5 years though. Just not sure the extent of the effect on...

    :) That's a good question. No issues for me but I have been a bit pedantic with my PM's to suss out any issues for the last few months. Nothing so far. My other self managed properties have both couples working for council/government so I am less worried about their employment security...

    Low 4%'s - even a 3 year rate would be good! I will be cash flow neutral with an average interest rate of 5.67 across the portfolio, but any movements further down make a hige difference. At 5% I am ~$1800 pcm cash flow positive, at 4.5% that goes to ~$2700pcm. I am looking at 5 year fixed...
