Good post keith, Also some members might like to google gayle kellie from westpac on comments about the heating up of interest rate offerings for term deposits. Whats term deposits got to do with lending rates? well the winds of change are upon us, in an environment of decreased risk takings...

mmm maybe, or maybe central banks are waking up to the fact that when they keep interest rates artificially low to stimulate the economy, they create the negative side effect of artificially inflating certain asset classes (ie creating speculative bubbles) the consequences of which can be more...

Bank West released its results today for the year to 31 December 08 showing a LOSS of $139 million mainly as a result of an increase in provisions for bad/doubful debts to total 1.5% of gross loans written. Now remember CBA bought out Bank West in Dec08, the final purchase price is determined...

Mate we are not going to get a property collapse where i am investing. You forget that your forecast about the AU$ dropping is making australian property more attractive to overseas buyers (especially mainland Chinese investors). I recently listed one property on the market just to test the...

Yes i still have $750k 10 year (and one 20yr fixed) at an average of 7.2%. I increased my leverage against the properties late last year, hence my variable component has increased. I am happy with 5yr fixed because i will still have around half comprising 10yr fixed, and i would like to keep...

    5 year fixed rates thread

I think im going to take the plunge and fix 75% of my variable for 5yrs. 5 year rates seem reasonable (especially if i can convince CBA to give me st georges 5.94%) and i am nervous, nearly every government around the world is going to be issuing debt instruments in the near future to cover...

The banks are still very happy to lend on residential property, but just on more realistic terms. People must be very careful of using recent history bias when making their investment decisions, the last 5years was an abnormality, not the NORM. Banks are now wising up to the fact that there is...

Ok thanks Lez, maybe i misread the tone of your message, i just get very nervous when people talk about fixing as a means of trying to beat the market.

Personally i think people should stop looking at fixed rates as a way to 'beat the system'. Fixed rates should be used as insurance to preserve your property holdings. Like any insurance policy, you dont expect to profit from it, instead its their to mitigate your risk profile. Lez my...

I think members on this forum need to be careful extrapolating too much from these sought of financial figures. Yes its a reason to be weary, but at the end of the day we are just small time property investors (well most of us anyway:D) Do we really fully understand the how the banks...
