    What a joke !

The lesson I learnt from the lease is that I should have insisted my PM to get the reference from tenants' previous RE. I accept their rental application without any references. My PM (now ex-PM) told me that the tenants didn't have references because they owned their own house. Now I know that...

    What a joke !

The suburb is not a housing commission area nor "high crime" area. I didn't expect it.

    What a joke !

Thank you guys for the posts. Well, plugs (basket wastes or whatever you call it), light bulbs or yellowpages are not expensive items. But my point here is if it's not yours, leave it where it is. The other day I left a piece of old timber on my drive way while I was doing something. Two...

    What a joke !

I checked it on ebay, couldn't find it. But luckily I got it back. The background of the tenants: they renovated their home last year and sold it in Feburary this year. At the same time they bought another old house. While they were renovating their newly bought house, they rented my IP.

    What a joke !

The problem is I can't find a replacement. It's a new design plug which came with the new sink. I't made of stainless steel. It's a plug when you push it down, it's a filter when you pull it up. (see photo) Luckily the tenants returned it after I told them they had to pay $20 if they refuse to...

    What a joke !

jaycee, When I was renting I always moved out a day or two earlier then return to the properties to clean / tidy up before handing over the keys. In another word, yes, I paid extra one or days rent (that I didn't have to) because I believed that it was my obligation to return the properties to...

    What a joke !

But your removalists didn't replace the new lights with the old broken lights though. If that had happened then you got to ask why. I don't think it's "friendly mistake".

    What a joke !

In criminal law, theft is the illegal taking of another person's property without that person's freely-given consent. But I do understand that in some people's mind, theft / stealing has been decriminalised. jaycee, I love to rent your IP and get a few things for free.

    What a joke !

Perp: The plug should sit in the sink unless you remove it. How did the plug end up in their new house if they didn't remove it from the sink? Didn't they know that they didn't own the plug? On the other hand, the tenants also replaced my brand new energy saving light bulbs with old pear shaped...

    What a joke !

It's a specially designed stainless plug which came with the stainless sink. It's NOT a rubber plug!!! If you have no clue jaycee then you should go to Bunnings to have a look. (I didn't buy the sink from Bunnings but a kitchen bathroom specialist shop). I'm sure that the tenants felt the same...

    What a joke !

When you drive around and around to look for the plug that matches the sink, of course it becomes expensive. I don't get petrol for free. The main issue here is not about the cost of the plug BUT stealing. They are theft.

    What a joke !

Just quick up-dating: The tenants initially said they couldn't find the kitchen sink plug. We told them through the property manager that if they failed to return or replace the plug then we had to deduct $20 from the bond. They eventually returned it. I knew from the begining that the...

Sorry Y33, I was responding to someone else's discussion regarding missing Yellow pages.

    What a joke !

I think it's time to end this topic. Firstly I would like to thank all the input posted here. Secondly I will return 2 days rental. Thirdly I still believe that tenants should clean and tidy up the property before handing over the key and the IP should be ready for the next tenants. If they fail...

    What a joke !

I would love to rent your house. What I would do is handing over the key back to you and leaving all the dirt and junk in the house. Then I get key from you again and spend two days to clean up a week or two weeks later. So I can save two days of rental from you. I don't care when you will be...

We told RE that tenant could move out any day when they were ready and we were flexible. No days were set.

    What a joke !

I should have taken some photos of the brand new cooktop. The metal plates were covered with thick rust, just like it hadn't been used for at least10 years. I had to buy special solution and scrub off the rust. This tenant took away my brand new kitchen sink plug / filter (it came with the...
